Well the government has finally gone and done it. They have killed easy owner finanicing in our Great State. Gee thanks I will be sure to send my representatives a thank you letter for the SAFE ACT and its implementation. If you have ever wanted to exit a house that was an investment property you must now be a mortgage broker in order to sell it if it was an investment property. I guess now those buyers who need owner financing from investors will now have to pay a little bit more for the headache the investor has to go through in order to owner finance a house to an buyer who wants to live there. Did the wise washington politicians think that the SAFE ACT would protect buyers who need finaning? PLEEEEAAAASEEEE!!!!!

New Apartment Complex

On last Friday I began a new journey of a new apartment complex in Texas. This complex is a group investment (real estate syndication) that I sponsored. The investment is owned with no Debt to eliminate the main risk that I believe cost the previous owner the building. Too much debt! I will be bloging about this investment over the next couple of months as a way of communicating to the investors in the syndication and as a means to share my experiences with other investors who may be interested in real estate investing.

What is a mulit-leg real estate exchange? It is a series of exchanges that allow you to take your real estate from where you are to where you want to go. How do you make something like that happen? With lots of flexibility and patience. You need to be able to move into assets that may not exactly fit your needs at this current time. They may not be the best fit for your long term financial plan. They may not even be in this country! They are simply a way to go from where you are to where you want to be. You need to be able to answer the question, “What else can it look like?” Have you heard the story about 1 red paper clip?

The End of a good thing

Today an investment fund that I manage is scheduled to recieve the last payment on an owner financed house that was sold a couple of years ago.    The deal was a good short term deal and it paid for the most part like clockwork!   I hate to see it go, but alas the end is the end or so it seems.    Continue reading The End of a good thing
